2. Subject
These General Conditions govern bookings and stays at Residence Wieland, a non-hotel accommodation facility located at Via Fornare 77, 37010 Torri del Benaco (VR), consisting of 25 holiday apartments.
Sending a booking request implies full acceptance of these conditions.
3. Booking and confirmation
Bookings can be made:

A booking is confirmed upon receipt of written confirmation from the operator. No advance payment is required at the time of booking.
4. Payment
- No deposit required — payment is made in full on arrival
- Balance: on arrival at the property
- Accepted methods: cash, credit/debit card, bank transfer
5. Cancellation and refund
- Free cancellation: up to 5 days before arrival — no charge
- Cancellation within 5 days of arrival: the full cost of the stay will be charged
- No-show (failure to arrive without notice) → the full stay will be charged
Cancellations must be sent in writing to info@appwieland.com. The date on which the operator receives the email is binding.
6. Right of withdrawal
Pursuant to Art. 59(1)(n) of Italian Legislative Decree 206/2005 (Consumer Code), the right of withdrawal does not apply to contracts for accommodation services where the contract provides for a specific date or period of performance. Therefore, once the booking has been confirmed, the 14-day right of withdrawal for distance contracts cannot be exercised.
7. Check-in and check-out
- Check-in: from 3:30 pm
- Check-out: by 10:00 am
- Check-in outside these hours: to be agreed in advance with the operator
On arrival, a valid identity document will be required for all adult guests (legal requirement under the TULPS — Italian Consolidated Law on Public Security). The data will be communicated to the public security authorities via the Alloggiati Web portal.
8. Tourist tax
The Municipality of Torri del Benaco applies a tourist tax of €2.00 per person per day. The tax is not included in the price of the apartment and is collected separately on arrival. Children under 14 are exempt.
9. House rules
- Smoking is not permitted inside the apartments
- Pets are not allowed
- The number of guests must not exceed the maximum capacity indicated for each apartment
- Noise is not permitted at night (from 11:00 pm to 7:00 am)
- Guests are responsible for any damage caused during their stay
- The apartment must be returned in the same state of cleanliness in which it was handed over, except for normal wear and tear
10. Complaints
Any complaint or report concerning the apartment or the services must be communicated promptly to the operator during the stay, so that it can be resolved quickly. Complaints submitted after check-out cannot be taken into consideration.

11. Operator's liability
The operator is not liable for theft, damage or loss of guests' personal belongings. Guests are advised not to leave valuables unattended.
The operator is not liable for service disruptions due to force majeure (natural disasters, strikes, interruption of public services, etc.).
12. Applicable law and jurisdiction
These conditions are governed by Italian law. For any dispute arising in connection with the booking or stay, the competent court is that of Verona, unless otherwise provided by mandatory consumer protection law.
For alternative dispute resolution, consumers may contact the ADR (Alternative Dispute Resolution) bodies provided for by Articles 141 et seq. of Italian Legislative Decree 206/2005 (Consumer Code).
13. Prices and VAT
Prices shown on the website and communicated during booking are expressed in euros and include VAT where applicable. The municipal tourist tax is not included in the price and is collected separately on arrival (see Art. 8). The operator reserves the right to change prices at any time; changes do not affect bookings already confirmed.
14. Code of conduct
The operator does not adhere to any industry code of conduct within the meaning of Art. 7(1)(g) of Italian Legislative Decree 70/2003.
15. Changes to these conditions
The operator reserves the right to amend these conditions at any time. Changes take effect from the date of publication on the website. Bookings already confirmed remain subject to the conditions in force at the time of confirmation.
